Moving from contract to close can be an exciting and detailed process. To help guide you through this, we have listed the key steps below: 1. Mortgage Pre-Approval & Application: Submit your mortgage application to a lender of your choice, providing necessary documents such as credit scores, employment information, and bank statements. 2. Sign the Contract: Review and sign the sales agreement or contract. Make sure all pertinent details regarding the construction, finishes, and other specifications are clear and agreed upon. Engage a real estate attorney to review the contract if needed. 3. Home Inspection: Though not always required for new construction, a home inspection is recommended to ensure the builders are following necessary codes and standards. 4. Appraisal: Your lender will order an appraisal to determine the property's fair market value. If required, there may be additional communication with the builder regarding updates or additional documentation to support the appraisal. 5. Homeowners Insurance: Secure homeowners' insurance to ensure your property and investment are protected. Provide proof of insurance to your lender prior to closing. 6. Final Walk-Through: Before closing, schedule a final walk-through with your builder or a member of our team to inspect the completed construction, confirm that all agreed-upon items were addressed, and ensure that the property is move-in ready. Certificate of occupancy is issued. 7. Closing Process: Review the Closing Disclosure with your lender to confirm your loan terms, closing costs, and fees. Attend the closing meeting, usually held at the attorney's office. Bring a cashier's check or wire the balance of funds for closing costs. Sign loan documents, including the mortgage note and closing disclosure. 8. Transfer of Ownership: After all necessary documents are signed, and the loan is funded, the transfer of ownership is complete. The balance of funds is transferred to the appropriate parties, and you'll receive the keys to your new home.
